All reservations for stays in guest rooms and exclusively these reservations are subject to these general conditions. Unless expressly stipulated otherwise, the customer is deemed to have read said conditions and to have accepted all clauses at the latest upon payment of the reservation deposit or upon taking possession of the room. The owner certifies that the rented property complies with Book III of the Walloon Tourism Code relating to fire standards for tourist accommodations.
The reservation becomes effective and constitutes a rental contract once the customer has sent the owner a deposit of 50% of the total stay price. Taking possession of the room also constitutes a rental contract. Prices are inclusive of all charges, excluding tourist tax and any supplements.
The balance of the stay must be paid upon arrival at the owner's property. Consumptions and additional services not planned in advance must be paid at the end of the stay to the owner. Unless otherwise indicated, all on-site payments are made in cash only.
Cancellation by the tenant
All cancellations must be notified by email and sent to the landlord.
The cancellation terms set out in the electronic booking voucher apply.
Cancellation is free of charge up to 1 day before the start of the stay, except for bookings made during the following sporting events taking place at the Spa-Francorchamps circuit:

The customer must present themselves on the specified day and at the indicated times. By legal obligation, the customer will be asked, upon arrival, to provide the information necessary for traveler verification (contact details, identity number, etc.). In case of late or delayed arrival, the customer must notify the owner. If the customer has not appeared within one hour following the scheduled day and time of the start of the stay, the reservation becomes null and void and the owner may dispose of their guest rooms. The deposit remains acquired by the owner who reserves the right to claim the balance of the accommodation price.
Unless agreed with the owner, departure is before 10:30 AM.
In case of reservation for a determined period exceeding 15 days, or for an undetermined period, the parties will jointly prepare an inventory of fixtures. The customer who makes a reservation with an owner for a determined duration cannot in any case claim any right to remain in the premises beyond the planned period. Assignment or subletting are prohibited.
The customer must respect the peaceful nature of the premises and use them in accordance with their purpose. They will take into account the tranquility of other occupants and the owner. Parents will also ensure that their children respect the rules of the place.
The reserved stay is set for a specific number of people including babies and young children. If the number of customers exceeds this number, the owner has the right to refuse additional customers or to require the customer to book another room (if available) to accommodate these customers, at the displayed price.
The refusal cannot in any case be considered as a modification or breach of contract initiated by the owner, so that in case of customer departure, no refund can be considered.
Pets are not accepted. In case of non-compliance with this rule, the owner has the right to refuse the customer entry to their room. The customer is invited not to smoke or eat in their room to avoid accidents that could harm the quality and atmosphere of the accommodation.
They undertake to return the room and furniture made available to them in good condition.
Any complaint relating to the condition of the premises must be notified immediately to the owner.
Only the courts of the judicial district where the building containing the rooms is located are competent.
